Perfect Game HQ project in Cedar Park now on track to start in 2027

Perfect Game Inc. is now expected to start construction by 2027 on its plans to bring its headquarters to Cedar Park as part of a 110-acre mixed-use project.
The Cedar Park City Council approved updates to the plan on Sept. 4. The project is expected to be complete by 2029.
The Florida-based baseball and softball scouting company was approved for incentives in 2021 to turn land at the southwest corner of Ronald Reagan Boulevard and County Road 272 into an HQ with 16 tournament-style baseball and softball fields, a 300-room hotel, restaurants and Perfect Game's 15,000-square-foot office. It secured rezoning for the site in 2022, but the site has since been vacant.
Officials have said the delay was the result of requirements from the U.S. Army Corps of Engineers regarding wetland mitigation and permitting on the land parcel. But, they added, it's ready to move forward with no further mitigation activity "after changes in the federal legal landscape regarding navigable waters." The city in 2022 amended agreements to allow its economic development corporation to reimburse up to $2 million for the wetland mitigation improvements.
Over the last few weeks, PG Cedar Park LLC, the development team behind the project, has been working to update the agreements again. That coincided with the Cedar Park City Council on Sept. 4 unanimously approving the amendments.
The changes establish a new construction start date of Jan. 1, 2027, and a completion date of Jan. 1, 2029, according to the documents. Hotel construction and employment deadlines also are updated, along with other changes. Additionally, Jan. 1, 2027, is established as the lease start date.
Representatives for Perfect Game did not immediately respond to a request for comment. Officials of Austin Capital Advisors, the developer of the project and Cedar Park declined to comment.
Perfect Game touts itself as the world's largest baseball scouting service. It organizes tournaments, compiles data on baseball and softball prospects and much more as it helps high school athletes get noticed. It recently purchased more than 50 acres of baseball and softball complexes in Dripping Springs and Kyle.
In 2021, the Cedar Park City Council approved incentives in exchange for plans to invest at least $4 million in the project. It was expected to create 40 jobs with an average salary of $65,000, with an additional 127 full-time equivalent positions. In addition to the office space, the facility will have 25,000 square feet of retail space, 25,000 square feet of restaurant space, a hotel with at least 300 rooms and fields open for community use for a minimum of 25 days a year.
The site is expected to attract 500,000 to 750,000 annual visitors, resulting in 60,000-plus hotel room nights in the first year and around 150,000 room nights annually by the 10th year. The complex is expected to generate $20 million in revenue over 10 years as Perfect Game hosts events, tournaments and showcases. The incentives agreement was set to provide Perfect Game with a $200,000 grant once the company occupies the 80-acre site from the Type B Corp. Developers own the other 30 acres.
During the 2022 rezoning process, officials said the project would be split into two tracts: 30 acres for retail, restaurant, entertainment and hospitality uses, and the other tract for the sports facilities and the HQ.
Neighbors have voiced concerns about traffic, noise and hours of use. Representatives of both the development and the city said the project would comply with dark sky and noise requirements, has ample parking on site and that no games would start after 10 p.m.
Kimley-Horn and Associates Inc. is the design, planning, engineering consultant on the project.
The agreement closed the door on the company's previous plans to build an $800 million mixed-use development in Hutto. Disagreements with the city of Hutto and a previous developer behind the project resulted in a lawsuit, according to Community Impact. At the time, the facility was expected to open for Memorial Day 2021. That site is now expected to become a mixed-use development from Houston-based Midway Development Group LLC.
